With urban housing shortages reaching critical levels worldwide, prefabrication presents a practical solution—delivering high-quality housing at speed while reducing environmental impact.


Prefabrication involves manufacturing building components off-site in a controlled environment before assembling them on-site. This approach minimises waste, cuts costs, and accelerates project timelines. In Sweden, nearly 84% of new homes are prefabricated, reflecting a mature market that values precision and efficiency. Japan’s Sekisui House, one of the largest homebuilders in the world, uses modular methods to construct entire homes in just two days—a testament to how streamlined the process has become.


In the U.S., companies like Volumetric Building Companies (VBC) are pioneering modular high-rise developments, reducing construction time by up to 50%. Meanwhile, Singapore has mandated prefabricated pre-finished volumetric construction (PPVC) for certain large-scale projects, cutting labor costs and improving site safety.


This shift isn’t just about efficiency—it’s about sustainability. Off-site production significantly reduces material waste and carbon emissions, aligning with the principles outlined in Greenprint, which advocates for smarter, more sustainable urban development. Modular construction also allows for greater adaptability, enabling cities to respond swiftly to changing housing demands without the disruption of prolonged construction.
